The project involved the refurbishment and extension of the Dray King Public Houses in Hindley Green, Wigan. The completed project provided 22no. Apartments and associated external works. FSL Projects were appointed as Hybrid Employer’s Agent and Fund Monitor.
A significant number of issues were experienced on the project involving statutory utilities, planning applications and materials. The water utility company were unable to locate a water main to provide supplies to the development which involved an 8-week delay to the project. Original designs for the project were proven to have been based on inaccurate survey drawings which resulted in a higher ridge level than anticipated. This resulted in an amendment having to be made to the LPA. With a brick slip system, adopted on the extension, issues were experienced with delivery of the brisk slips from China which were in excess of 12 weeks delayed.
Added Value: FSL Projects Limited added value in adopting a flexible approach to the project and delivering the project to ensure the client’s needs were always met. Adopting an original role as Fund Monitor, without our intervention several issues identified above would not have been addressed or even identified in the first place. Providing a proactive role to address the issues assisted the client team and funder to manage the risk and avoid significant costs as a result.
Our role quickly developed into a quasi Employer’s Agent role to support the team in ensuring these issues were dealt with appropriately. We also provided a look-ahead to identify any issues that were potentially looming.
