Albany Theatre – Coventry

FSL Projects supported The Albany Theatre Trust as Project Manager | Contract Administrator & Quantity Surveyor on this exciting first phase of the planned redevelopment.  FSL Projects managed the entire process from RIBA Work Stage 2 via a competitive tender action, along with the remainder of the design team.

New facilities include a modified foyer, three studio theatres, a new bar and café and improved access for all.  The courtyard infill will provide a new theatre complete with dressing rooms, WC’s and independent plant works.

The project delivery had multiple stakeholders including the Trustees of Albany Theatre, Coventry Council, Landlord and other Tenants occupying the property.  During the course of the works performances within the main auditorium continued with no disruption from the project.    Critical aspects of the project included, but not limited to acoustics, ventilation, and fire safety to address during the early design phase.

Added Value – Value Engineering:   Having delivered a scheme to meet with the required brief, the cost plan identified a funding shortfall for the proposed design.  We managed an extensive VE exercise to deliver of £1m in savings from the project without significantly affecting the quality of the project.  This was achieved by going back out to market tested aspects of the scheme to ensure our cost plan was deliverable financially.    Overall the project has been delivered successfully with a delay due to statutory utilities and the client is incredibly pleased with their new  facilities and now able to open their doors to more of their community.
