FSL Projects Ltd are acting as Employers Agent, Principal Designer and Quantity Surveyor on the fit-out of the Francesco building for Altecnic. The project involves transforming a 100,000 sqft vacant building into a fully functional office and amenity space to accommodate the growing needs of Altecnic.
The scope of work includes:
- Office Space Fit-out – Conversion of the existing first-floor office space and creation of an additional office space on the ground floor, totaling 1,485m2 or 15,985sqft.
- Structural Review for Expansion – We have included 615m2 or 6,619sqft of expansion room by introducing a second floor to the facility.
- Re-Provision of MEPH Services – to enable the fit out of the 100,000sqft warehouse including racking; product development; production zone.
- 210kWp PV Installation – incorporating battery storage.
Our team is managing the project to ensure timely delivery, cost control, and seamless coordination between all stakeholders. With our expertise, we aim to deliver a modern, functional workspace that meets Altecnic’s current and future business needs.
Added Value: FSL Projects deployed our Change Control Tracker from RIBA Work Stage 3 to manage the Value Engineering and variation account through the project. From our Stage 3 cost plan the parent company insisted in a 30% value engineering process to reduce the overall cost of the scheme. In conjunction with the contractor we were able to deliver a saving of over £3m to bring the scheme into a deliverable position, accepting some significant compromise.
