Dray King, Wigan
Brief - FSL Projects Ltd provided Fund Monitoring Services on behalf of Puma Investments Ltd. The project was a conversion of a former public house with an extension to provide 22 affordable apartments under a PRS development.
Challenges -Throughout the project we were advising the client of issues relating to the administration of the contract. Our ultimate client was a third party who had been appointed in a Development Management capacity.
Outcomes/Results - Our interventions were invaluable to the Development Management Company and provided the project team with some valuable advice in the management of the overall contract.
Brief - FSL Projects Ltd provided Bank Monitoring Services on behalf of Handelsbanken Plc. Their client was converting an old barn into their family home in Warwickshire. Handelsbanken Plc supported with finance to enable the conversion and purchase of land.
Challenges - In general, the project was successful and we were able to support the whole team in the delivery of the project.
Outcomes/Results -FSL Projects provided enhanced advice to the client and advised on a number of different aspects relating to the works. This added value was proven to be beneficial to both Handelsbanken and their client.
Brief -FSL Projects Ltd provided Bank Monitoring Services on behalf of Handelsbanken Plc. This was a new build property located just outside of Leamington Spa, Warwickshire. Handelsbanken Plc supported with finance to this project.
Challenges - There were no significant challenges on this project and it was delivered successfully.
Outcomes/Results - FSL Projects provided enhanced advice to the client and advised on a number of different aspects relating to the works. This added value was proven to be beneficial to both Handelsbanken and their client.
Brief - Monitoring the work on behalf of Handelsbanken for Space GK. This was a conversion of a care home into three apartments, four townhouses and one private residence in Leamington Spa.
Challenges - This was a very tight site which caused logistical issues with regards to deliveries of building materials.
Outcomes/Results - A stunning Victorian property converted back into a residential property with the addition of luxury new build homes to the rear. FSL Projects provided enhanced advice to the client and advised on a number of different aspects relating to the works.
Toads Hole Valley
Brief - FSL Projects Ltd supported the Development Manager with cost planning services for the redevelopment of 186 acres of land including associated highway works for a mixed use development in Brighton.
Challenges - With such a sizeable development, securing realistic costs for infrastructure enhancements is always an issue. However, with close liason with the appointed energy consultant we were able to determine realistic enhancement costs for the scheme.
Outcomes/Results - Overall, the cost planning met with the clients requirements which enabled them to determine their future exit strategy for the development.
