Thomas More Square, London
Brief - FSL Projects provided quantity surveying services on behalf of Resolution Property Ltd. Our role commenced at award of contract and commencement of works on site. The scheme was to refurbish an existing four storey office; add a fifth floor and prepare to CAT A fit out.
Challenges - Being a refurbishment project, we uncovered a number of issues that could not have been foreseen, which was managed robustly against the contingency pot. The tenant for the building required a number of different variations to the CAT A fit out to accommodate his CAT B works. Some of which attributed additional cost to both sides of the fit out.
Outcomes/Results - Although the project was delayed due to the number of variations, the scheme was delivered within the allowances made within our cost reports and the overall budget. The final account was also agreed, subject to any further variations, a month before practical completion was awarded.
Brief - FSL Projects provided quantity surveying services on this project. Our role commenced at award of contract and commencement of works on site. This project was divided into two phases of work to refurbish the eight storey building to provide office accommodation in the centre of Bristol.
Challenges - Being a refurbishment project, we uncovered a number of issues that could not have been foreseen, these were managed robustly against the contingency pot. With various tenant demands being placed on the CAT A works to accommodate their specific requirements. The extent of scaffolding and subsequent road/footpath closure needed tight management to minimise impact to the occupied building.
Outcomes/Results - Phase One of the project witnessed a number of variations and contract extensions. Originally set on a 12 month contract, overall period spent on site was 28 months.
Phase Two has just commenced on site with a 45 week construction programme.
Brief - FSL Projects Ltd provided Bank Monitoring Services on behalf of Barclays. The funding provided for new office accommodation for Premtech split over two floors. The development was being completed by developer CWC who commissioned the lump sum contract on behalf of Premtech.
Challenges - With Premtech not having overall control of the build process, it was incumbent on FSL Projects to ensure their requirements were being accepted and addressed throughout the course of the works.
Outcomes/Results - Overall, the project was a huge success and progressed with very limited issues. As with many projects, delays with a utility provider caused the biggest concern, however, proactive input from Premtech enabled the installation to be completed prior to handover.
